Essential and Nonessential Features of Your Dream Home

Homebuying is a significant investment and a big job. It is also a chance to look at your life situation and peek into the future. Are you a young couple just starting out ? Are you approaching retirement, or planning for it, with the offspring long since having gone? The particulars of each one's situation will differ.

Or maybe you can afford more. This means you can satisfy your wants. Your needs will be below that level and you will be able to say, "That I can do." If you are limited by a budget constraint, you will need to prioritize and it is your needs -- the things to maintain a good life and health -- that will need to be the main focus of your attention.

In a buyer's market, when those wanting to sell homes are having a hard time getting people to view their homes, prices may be down and some buyers will get overly ambitious. This may lead to trouble for the buyers later on if it results in ending up with more than they can really handle.

Let's consider some things that will always be classified as needs. If you are a young couple just starting out in the world, take some time with your spouse and discuss how many children you would like to have. Children need a good stable environment. You don't want to be buying a larger house too often to accommodate another baby on the way. Or maybe you expect to run a business out of the home. Then shop for a home that will allow an office, storage space, or a processing area for the job that is involved. In that case, you will have to ascertain the applicable zoning regulations for the intended business as well.

Next let's talk about the items in the "wants" camp. Take a look at the way you are accustomed to living. If you entertain a lot then you might focus on a home with a large dining room and kitchen, or maybe a deck and pool. Or, if you don't see this playing a large part in your regular activities, then turn your attention to other interests. A game room, or an area for a wood shop? Things that cater to a hobby or interest are really a luxury, you must recognize, and should be treated as such for evaluation in finding the right place in line and matching up to the figure they will require.

As you can see, the line that separates wants and needs may vary significantly between individuals depending on income, plans, and how much maintenance they are willing to do, just to name a few aspects. This is a good time to sit down and make a priority list with your spouse just what it is you want to have for entertainment or recreation -- these are your wants -- and make sure they are not unwittingly prioritized ahead of things you need in order to be safe and secure in your living situation. With these concepts firmly in mind, it's time to move out on the idea!
