A Problem for Consideration: Whether to Buy a Home With an Unfinished Basement

When you are shopping for a home, there are lots of things to think about. One of them is the type of basement you want. Should it be a home with a finished basement, or would you prefer to have a home with an empty basement and finish it yourself?

One thing to consider is that finishing a basement can be terribly expensive, and you're not very likely to recoup your money when the time comes to sell the house. In fact, according to a Remodeling Magazine tabulation, the money spent on finishing a basement (national average) will only get you about 75 percent return on resale. The result is that it's probably not the best plan to look for a home with the basement unfinished and then plan to finish it after you move in.

The way it turns out, then, is that when you are buying a home, it's advantageous to find a home that has the basement finished. It's the opposite side of the proposition that says it doesn't pay for the seller to spend the money on the work: when you are the buyer you have the upper hand because of that economic fact.

In addition to the aspect of saving yourself cost and time, which are significant considerations in and of themselves, there are some other benefits to choosing a home with an already-completed basement. Unfinished basements get damp and moldy. They are often terribly unpleasant places, and can become hazardous.

Basements that are entirely below ground level are generally stable in terms of temperature, which is an advantage you can benefit from by having the space in a finished and usable configuration. They stay warm in the winter and cool in the summer, which means that you'll spend less on heating and air conditioning if you spend more time downstairs.

A finished basement provides living space. Basements are no longer just used for storage. A nicely finished basement can provide space for extra bedrooms, game rooms, a hobby room, a living room, or just about anything..

If you live in an area where tornadoes are a danger like the Midwest, basements can be a good place to take shelter from severe weather. Having to go into a shelter with a tornado in the vicinity can be frightening for a young child, and a comfortable, familiar space can help ease anxieties and make the experience better for the entire family.

So when you buy your next piece of real estate, do yourself a favor and look for a home with a finished basement. Let someone else do the work, and you will enjoy the results of their labor.
